Best gears for real estate photography

There are two schools of thought when it comes to gear:

Good gear gets great pictures, or A good photographer can use any gear to get great pictures.

With real estate photography both hold true, to some extent. It’s tempting to start out with an inexpensive camera, lens, and lights, but you also need to consider if your gear will be used for other photography work. Will you ever shoot portraits, perhaps headshots for realtors?

Will you ever shoot products? Will you ever have something printed and enlarged? Will you ever shoot events, or perhaps even a wedding? These questions will help dictate your budget. For me, I shoot more than just real estate photography, so I have opted for using full-frame cameras, not cropped-sensor cameras — note the plural there…I’ll explain that in a sec. But I didn’t break the bank to do so. I have two Nikon D610 bodies that I bring to every shoot. These aren’t the latest in Nikon’s lineup, but they do the job well and are cost-effective. Getting into the full-frame arena, I can use these cameras for a variety of other work, further justifying their expense. The take-home point though is there’s a middle ground between the two main schools of thought on gear: your gear will be more versatile if you make a wise investment, but you still need to know how to take great shots. This chapter will concentrate on the former and the rest of the book the latter. Below is a shot of my primary gear, which I’ll cover in more detail in the following sections:

Camera

Although you can certainly shoot real estate photography with a cropped sensor camera, my recommendation is to consider using a full-frame camera. If you’re in doubt, you can always rent one online and see the difference. Nevertheless, for reasons I mentioned earlier about other photography work you may do, that alone is reason enough. Another reason why I go full-frame is that there is usually a better dynamic range on full-frame sensors, and you can also shoot wider (at higher quality), which is also a must for many of the gigs you’ll get shooting real estate (something I’ll show has limits in the composition chapters). There is though very little need to spend money on cameras with extra bells and whistles, which is why I still use Nikon D610s instead of the new D750. As of this writing, you can pick up a refurbished D610 from B&H for about $1K. One thing I do like though is that the D610, similar to other full-frame cameras, has two SD card slots; I use one slot as a backup so I never have to worry about card failure; each shot I take is automatically backed up to the other card. I’ll talk more about backups in a bit.

Lenses

As with cameras, this can also be a very debatable issue. Basically, you want to shoot wide, but not so wide that you’ll noticeably distort the picture. Also, you will want to use various focal lengths; for instance, it’s unrealistic to shoot at the widest angle possible since it will often result in heavy, awful looking distortion on larger rooms, so when possible, it’s good to shoot at 18mm or higher (I love 20mm), and leave lower focal lengths for small spaces. I’ll cover more on focal lengths and distortions later on. For real estate interiors I like to use the Tokina 16-28mm f/2.8 lens for Nikon full-frame. This is an incredibly good lens and rivals that of the Nikon 14-24mm f/2.8 lens. The Nikon though runs about $1800 whereas the Tokina is only about $600. Once again, there is that balance of budget versus quality, and the Tokina fits ideally. I have this lens married to one of my D610 bodies — it never leaves except for sensor cleanings.
I also keep two other lenses on hand, a Nikkor 20mm f/1.8 and a Nikkor 50mm f/1.4. My other body uses one or the other when needed (and is also a backup body). The 20mm lens is used for some exteriors and elevated shots, and the 50mm lens is used for detail shots. Whatever lenses you choose, don’t use a fish-eye lens. Any wide-angle lens used for interior real estate photography should be a rectilinear wide-angle lens — a lens with little to no barrel or pincushion distortion (I’ll show that in the “Geometric Composition” chapter). Note that I don’t use tilt-shift lenses for interior photography. I found these to be too expensive for most real estate photography and find little benefit compared to the exorbitant cost of these lenses. I know photogs that live and breathe tilt-shift, and those lenses have a great advantage when it comes to composing. But given the $3K price point on a Nikon 19mm tilt-shift or $2K for a Canon 17mm tilt-shift, the cost-benefit has not been something I’ve found reasonable for the majority of work I do.
